267 Bruce-Shepherd, Baker and Irving were with one exception the first Europeans to take up their residence at Taipo, and although no guarantee was given that they would be allowed to occupy the land on which their houses stand after five years from the date of purchase, I am of opinion that they deserve some exceptional treat -ment.

I propose, therefore, that they should be al- -lowed to purchase the land, which they are at present occupying on the following terms:-
(a). A lease for 75 years from the 1st. July, 1898, renewable for 24 years less three days.
(b). Premium at the rate of three cents a square foot, or $1,307 an acre.
(c). Crown Rent at the rate of £100 an acre.

The area of land to be acquired by Mr. Bruce- -Shepherd is 10,729 square feet, by Mr. Baker 24,494 square feet, and by Mr. Irving 19,352 square feet. These areas are shown in blue on the plm. Mr. Baker and Mr. Irving will also be required to keep in good order certain additional areas adjoining their lots for which annual permits will be granted at a nominal rent. This land is either too steep or otherwise unsuitable for sale as separate lots, but it is desirable to have it properly upkept for sanitary reasons. It is shown coloured pink on the plan. Mr. Irving will also be required to pay a am not exceeding $50 for the construction of a small diversion of the public path show coloured green on the plan which will be rendered necessary on account of the sale of the area coloured blue.

The terms proposed have been accepted and I submit them for your approval.
